Strip and Wax vs. Scrub and Recoat: What’s the Difference?

What is a Scrub and Recoat?

A scrub and recoat is a surface-level maintenance procedure designed to refresh a floor that is already in decent condition. It removes only the top layer of floor finish—the layer that has become dulled, lightly scuffed, and embedded with surface dirt—while leaving the underlying base coats completely intact.

During this process, a floor machine with a medium-aggressive pad is used with a mild cleaning solution to scrub away the damaged topcoat. Once the floor is rinsed and dried, one or two fresh coats of commercial polymer finish are applied.

This method is faster, less expensive, and significantly less disruptive than a full strip. It typically takes just a few hours and is perfect for routine quarterly maintenance. However, a scrub and recoat will not fix deep scratches, remove severe yellowing, or correct a floor that has suffered from years of neglected buildup.

What is a Full Strip and Wax?

A full strip and wax is a complete restorative process. It is designed to remove every single layer of existing finish, taking the floor all the way down to the bare, original VCT tile.

This intensive procedure involves applying a caustic chemical stripper that breaks down the old wax. The dissolved finish is then mechanically agitated and extracted using wet vacuums. After the bare tile is thoroughly neutralized and dried, the floor is rebuilt from scratch with four to five fresh coats of high-solids floor finish, allowing proper curing time between each layer.

Because it is labor-intensive and requires significant drying time, a strip and wax is a major project that takes several hours to complete. It is the only solution when a floor has trapped dirt deep within its layers, has yellowed from age, or has deep scratches that penetrate through the finish to the tile itself.

Which Service Does Your Floor Need?

The decision between a scrub and recoat and a full strip and wax usually comes down to your floor’s current condition and its past maintenance schedule.

You should opt for a scrub and recoat if your floor has been regularly maintained and the finish is simply starting to look dull from daily foot traffic. You need a full strip and wax if your floor looks yellowed, feels sticky or tacky underfoot, or has visible buildup along the baseboards.
