The Ultimate VCT Floor Maintenance Guide for Commercial Buildings

Vinyl Composition Tile (VCT) is one of the most popular flooring choices for commercial buildings, schools, hospitals, and retail stores across the Twin Cities. It is incredibly durable and cost-effective, but it is also porous by nature. Without a protective layer of polymer floor finish, the bare tile will quickly absorb dirt, stain permanently, and deteriorate. Protecting your investment requires a consistent, proactive maintenance strategy.

Phase 1: Daily Routine Maintenance

The foundation of VCT floor care happens every single day. The goal is to remove abrasive dirt and sand before foot traffic can grind it into the floor finish. Install high-quality walk-off mats at all entrances (minimum 15 feet), dust mop the entire floor at least once a day using a clean microfiber dust mop, and damp mop daily using a neutral pH floor cleaner and cold water. Never use harsh detergents, bleach, or ammonia—these will chemically strip and dull the floor finish.

Phase 2: Interim Maintenance (Restoring the Shine)

Even with perfect daily cleaning, the top layer of your floor finish will eventually sustain micro-scratches from foot traffic. High-speed burnishing (1500+ RPM) lightly melts and smooths the top layer of finish, instantly restoring the “wet look” shine and hardening the wax to better resist future scratches. This can be done weekly or monthly depending on traffic. When burnishing no longer restores the shine, a scrub and recoat—scrubbing away the top 1-2 layers of damaged finish and applying 1-2 fresh coats—should be performed every 3 to 4 months.

Phase 3: Restorative Maintenance (The Full Reset)

Over time, layers of floor finish will inevitably build up, trap deep-seated dirt, and begin to yellow. When a scrub and recoat can no longer restore the floor’s appearance, a full strip and wax is required. This is the complete removal of all existing floor finish down to the bare VCT tile using a chemical stripper, followed by the application of 4 to 5 fresh coats of high-solids commercial floor finish. For most commercial facilities, a full strip and wax should be scheduled annually or every 18 months.

Waiting until the floors look terrible means the protective finish has likely worn away completely, allowing permanent damage to the tile itself.
